Masterplan and design of a 53-story, 590,000 square foot mixed-use complex that won the Associated Builders and Contractors of GA Award of Excellence for Mechanical Construction. The building houses a 17 story hotel with 246 luxury guestrooms and 18 suites; 23 floors of apartments with a club house; and 100,000 square feet of office space.

The main floor contains the public lobby, hotel registry, apartments, management offices, retail space and equipment room. The second floor consists of the restaurants, lounges, café, and a sports club with an indoor swimming pool. The third floor of the atrium lobby is the location for the conference facilities for the Occidental Grand Atlanta. These facilities include two boardrooms, two meeting rooms, and the 5,400 square foot ballroom which is divisible by three movable partitions. A spacious prefunction corridor yields access to a roof terrace for outdoor functions.

Mechanical systems were chosen to best fit the needs of various building occupancies. For example, the hotel levels are served by chilled and hot water in a four pipe system that provides maximum control and flexibility as well as lowest energy costs. Office floors are served by variable air volume systems and the apartment floors have water source heat pumps fed from a central condenser water loop. Energy recovery is applied to one central chiller to preheat investor hot water.

Electrical systems included state of the art lighting and controls, along with project water metering with electronic sub-metering for the apartments. The natural gas fire emergency generator operates at peak summer times to reduce electrical demand.
